WHAT WE DO:

  • Extensive Tenant Screening:

Tenant must have at least 2 years of good rental history and a background check screening for criminal and sex offenders.

  • Rent collection: Tenant pays via ACH and with debit or credit cards .We accept online banking or money orders. No personal checks accepted (Never a bounced check).
  • Maintenance and Repairs: We use licensed, bonded and insured contractors for electrical, plumbing and air-conditioning.
  • Monthly Reports: Manual and electronic reports using the most up to date software.
  • Inspections: We go by periodically  check the condition of the property. We make sure  deed restriction or HOA rules are enforced.

We will make every effort to work out an amicable resolution in order to keep a tenant in the property.

The process starts with a 3 day notice to vacate to the tenant. We immediately begin working on behalf of the owner.

Next, we file the necessary legal documents for eviction in the appropriate jurisdiction in accordance with the Texas Property Code. We are NOT attorneys and cannot give you legal advice.

Once a judgment is granted, the property is inspected, locks changed and photographed. If vandalism and/or willful destruction have occurred, we will file documents in civil court for damages on your behalf if necessary.

Lastly, the tenant has 5 days to vacate and remove all personal property. If they do not, a Writ Of Possession will be filed. This order will be enforced by law enforcement of the presiding county.
